BENEFITS
Why Building Owners Choose Riser Management
More Than Riser Management—A Complete Telecom Partnership
No Cost to the Building
Our full riser management service offering is provided at no cost to the building, so there is no budget impact to contract with us. We sign your standard service agreement, so you have a 30-day out anytime, for any reason.
We are paid by the ISP or tenant when cabling needs to be run in the riser, ensuring ongoing standards are maintained and every cable is tested, labeled, and documented to code and building standard. Thanks to our national agreements with several service providers, tenants often pay nothing when they would normally have to.
Single Point of Contact for All Telecom Matters
Building operations staff have 300 things to do every day. We take 30 off your plate by handling riser access scheduling and documentation, tenant telecom questions, and ISP contract negotiations. Our clients simply say, “Contact Montgomery,” and we handle the rest while keeping you in the loop.
Tenant Satisfaction
From the moment we send our “welcome to the building” email to the end of the tenancy, we ensure tenants receive white-glove treatment. Our tenant concierge services include resources for ordering internet bandwidth and all questions related to telecom and building infrastructure. We schedule everything at times convenient for the tenant and ensure they are ready to start operations on their move-in date. We continue to provide our concierge services throughout the tenancy on an as-requested basis, always at no cost to the tenant.
Net-New Telecom Revenue
By ensuring existing internet providers are paying the building market rent, as well as bringing new providers into the building, we deliver net-new telecom revenue. We facilitate the contract negotiations, keeping building operations apprised along the way, so building operations can simply sign the final, negotiated contract.
Liability Mitigation
The riser (telecom closets and the MPOE) is a common area of the building. Most tenants have their entire business operations running through it. When a contractor accidentally cuts a cable, a vendor unplugs a piece of equipment, or an ISP plugs into the wrong piece of equipment, there is liability.
We mitigate this liability through a robust screening and documentation process, ensuring accountability when accidents occur. Our 24x7x365 Service Center ensures that all access approvals have a current COI conforming to the building’s requirements.
Neutral Resource for Advice
We are building infrastructure experts, but we don’t partner with, resell, or receive compensation from, any third party vendor or company. Because of this, our clients utilize us as a neutral resource for providing advice on topics including:
- Which vendors to contact when you need three bids (and which ones can actually deliver what they say in their marketing)
- Three-bid advice: help with the technology “apples-to-apples” comparison, letting you know where the gaps are
- Building infrastructure and technology questions of any type
